Friday I'm in Love

I'm expecting a productive day at work, I've got end of the year paperwork I've got to get started on somehow.

I showed the condo yesterday, now that the tenant moved out. Hoping it won't take too long to find another tenant. I can afford to pay the mortgage if it's empty, but it will take most of my monthly savings to do so. So the sooner I get a tenant the better. Every day I will take a step to make my condo a more efficient investment. Yesterday I showed the condo. Today I will reschedule the carpet cleaners. This weekend I will purchase the new appliances. Then I can show it any day next week except Tue and Thu. The painter will be out there on Wed.

I don't know about the $10,000 goal. Unless I can figure out a way to make $1,000 in June! I may have to push the goal to the end of July. Which is ok, considering the circumstances.

    Whenwe were managing my mom's small [6 suite] apartment bldg., we bought gently used appliances if not from an individual then from a repair/re-seller. We looked at Sears ads for pricing and figured on paying close to half to the new price. We did the best we could to stay with a basic but self cleaning stove model as there was less chance the tenant could break/damage or somehow wreck it. Went for the biggest sz. fridge that would fit in the designated space. We learned to remove/install dishwashers ourselves because they were replaced for nearly every tenant. I don't understand why tenants have so many dishwasher issues. It didn't matter of we bought a stainless or porcelain model, well rated brand or cheapy.

    We just finished cleaning up our rental and are showing it starting this weekend. Craigslist is definitely a benefit in bringing interested people but a simple sign seems to be useful too. We did all the work - painting, carpet cleaning, minor repairs ourselves.
